Why a condenser coil silts up on a wooded lot
A condenser sitting under trees pulls in pollen, cottonwood seed and fine dust along with the air it needs to move across the coil. Left alone, that build-up insulates the coil instead of letting it shed heat, and the compressor works harder to do the same job. A heavily soiled coil is one of the most common things we find waiting for us on a service call, and it is also one of the easiest things to prevent with a maintenance visit before the season starts.
A dirty coil is not usually the whole story either. It is often the first visible sign that a system has gone longer than it should between checkups, so a maintenance call that finds one dirty coil is a reasonable moment to look at the rest of the system too.

The load calculation, not the square-foot rule of thumb
Sizing an air conditioner off square footage alone skips the two things that actually change the number: insulation quality and window specifications. A qualified contractor works a real load calculation from all three, because an oversized unit short cycles and never properly dehumidifies the house, and an undersized one runs constantly and still cannot keep up on the hottest days.
That calculation is the same one we run on the heating side of a job, since a house's insulation and window performance do not change between January and July. Getting the number right once means both the furnace and the air conditioner are sized correctly, not just one of them.
Chapter 03
What a same-day repair call actually looks like
A cooling system that quits in the middle of summer is treated the same way an emergency heating call is in January, because neither one is something a homeowner can just wait out. Office hours are Monday to Friday, 8:00 AM to 4:30 PM, and emergency service is available outside them for the systems that cannot wait until the next business day.
Installation, maintenance and repair are the three jobs that come up most on the cooling side, and all three run through the same checklist we use on heating calls: check the electrical first, then the coil, then the charge, because most calls resolve before they ever become a bigger question.
